Friends -

First, the good news: I'm starting a new, full-time job in January - and it even pays a living wage! [I'm working part-time right now, at a not-so-living wage...]

I've had no stable place to live for almost 3 years. Overall it's worked, and I've had a roof over my head, but it's been tough. Starting this new job, I need to know that I'm not going to have another housing emergency, and I need easy access to transportation into NYC.

I had hoped to last where I am for another few months, to be able to save up the startup money I need for my own place. However, the ongoing conflict I've had with my landlord/housemate since I moved in 3 months ago came to a peak last night and she told me to "GET OUT ASAP!" She didn't give me a firm date, but has already asked me to condense my belongings within the house, and her overall tolerance could change on a dime. She's proven to be incredibly unpredictable.

So, clearly I'm not going to have a few months to save up after starting the new job. I need to move NOW. I need to raise approximately $5,000. I've capped my rent budget at $1600/month - and, in addition to 1st month & security deposit, almost every property has a 1 month broker's fee (so I need 3 months total) and a tiny bit extra for random moving expenses (application fees, installation fees, etc.). I also don't have any furniture, but I'll worry about that later...

ANY help, small or big, will be greatly appreciated.
