Hi!! Our family is facing foreclosure…complicated story but basically our homeowners insurance skyrocketed after getting a new roof because it was leaking in three rooms in our home. The insurance went up so much our mortgage tripled!!! We went from 698 to 2100. We can no longer afford our mortgage, and we can also no longer buy a home with a mortgage because we are labeled a litigation risk with homeowners policies and no one will give us a policy that we can afford (which all mortgages require a homeowners policy). We were labeled a litigation risk because we had to have an attorney send a letter to the homeowners policy stating “intent” to litigate if they did not pay for the roof. Their excuse for saying they didn’t want to pay to replace it is they were not the original policy holder, they bought out the original company that insured us and never modified the policy or made us re-qualify to be insured, never did an inspection or anything. They stated they would have never insured our roof it was too old when they bought the policy they just inherited it. They couldn’t grasp the concept of you bought the policy you have to make good on it, especially since we’ve been paying it before and after you purchased the policy. So that being said we are going to have to buy another home cash as to not be required to have a policy, or pay off our mortgage, that now with the last two policies and tons of fees creating negative escrow, brings the payoff to $106k which is a lot considering our purchase price 10years ago was only 80k. Then sell the one we are in for enough to pay off the original loan so we don’t get foreclosed on and end up in debt for what we owe on it. We cannot sell it while we still live in the home because we run a home business and in order do showings etc the house needs to be empty to be desirable and if we move out to show and sell we have no where to go to and the money we would spend for a temporary rental would eat up everything we have to buy something else and we would be stuck in the rental and never be able to save as rentals in our area cost as much as my mortgage that I cannot afford and we would eventually run out of our savings and our income is just not enough to get by. I need to be able to support my family and no longer having a mortgage would definitely do that. We have tried the “we buy your house no questions asked” and they all offer not enough to pay off my mortgage. The homes in my area are too expensive so we are trying to relocate to somewhere that has a lower cost of housing and living and my husband can get more consistent better paying contracts for his business and I can expand my home farm and start an all natural farm stand. We’ve tried for grants and loans but we don’t qualify for most as my husband is an independently contracted artist and his business income is currently not enough for a loan although if we had funds up from a loan we would be able to make more money to pay it off. Credit is in the crapper because of the issues with the house since we are trying to avoid foreclosure. I don’t work outside of the home as we have a disabled child who is too disabled to be considered “normal” but not disabled enough for any other assistance programs we could get help from in this situation. He has several medical conditions that require me to be available to him all the time for medication and doctors appointments on a weekly or biweekly basis although he is not physically disabled and goes to regular school he is medically fragile. The part time jobs I can pick up usually pick up ending up being a wash after travel and the limited hours I can work. We are working on disability but so far he has yet to qualify and we are running out of time as the mortgage company is wanting to proceed or have us sell so they can get paid. We’ve been treading water for 10years, but it’s just getting too deep and we need to make a move, and get a fresh start. There just aren’t any ways we qualify to get assistance, I’ve tried every USDA,HUD,LOCAL HOUSING,FHA, farm and agriculture grants and loans, artist grants and loans, state and federal program we can find. Any bit of help that can be provided to help our family start a new chapter would help, and appreciated does not even begin to describe the feelings we would have if anyone could help. My husband has a marketable skill there just isn’t call for it in our area and if we relocate to anywhere within 3 hours of where the jobs are for him the properties are priced lower and he can still commute to bid for jobs. Relocation would make things so different for us financially we just need some help getting there!! Thankyou from my family to yours for your time and consideration.
