Home purchase
Brittany and Mike and their son Dillan have been living in a 3 bedroom 1 bath home since 2019. The home belongs to what was once a great friend, co-worker and travel companion. Brittany and this friend met in 2014 while working at Safeco Field. Brittany helped her with the funeral of her husband who passed away in January of 2018. Mike and Brittany helped move her into 2 different apartments. She let the small family move into her home and help her pay the mortgage by paying rent and all utilities. She said at the time it would be a lease to own. At the time she only owed about $140,000 left on the mortgage. In 2021 she had a contract written up for the Lease to Own, just like her father had done for her and her husband back in 1990. It was her way of helping us, because we had done so much in helping her and her husband. She did refinance and wanted to get the tax break for having a rental, but it raised the amount owed to $239k. The house is taxed on a little under $400k now. When we moved in it was about $275,000. So equity has been building up. Somewhere in 2023 we had a falling out. She was doing great on her own and didn't really need us as much. She was also paying more to rent her apartment than she would to live in her own house. She wanted us to move out. But we had worked so hard on cleaning the place up, we didn't want to move. That and our son was going to graduate from high school. It just didn't seem fair. We had a Lease to Own agreement that didn't mature until August 31, 2026. So fast forward and we have managed to stay in the house. Our son has graduated and moved out. We filed and closed a bankruptcy a year ago June. Now the bankruptcy is an issue because to get a traditional loan you have to wait 3yrs. Mike qualifies for a VA loan but not until 2 years pass. That leaves a nontraditional loan. Brittany has been on SSD since 2013. She referees VB for HS and MS part time throughout the year, and other part time jobs. Mike works throughout the year as a handyman, mechanic, cash for hire laborer. They get by.
What we are asking for is someone or a few some ones, to loan us enough money to get the house. Then when we are able to get a traditional VA loan next year, we can pay it all back with interest. Brittany's parents are going to give her inheritance early to help buy the home. We are going to try and sell what extra things we have. That leaves about $175k.
